How KotioAI works
KotioAI is your own buyer's agent for Finnish home-buying. You bring the listings, and we go through them for you: we compare them to your profile and the Finnish housing checks, explain the risks, estimate the true cost, and answer your questions. KotioAI's servers never connect to listing portals — every detail comes from you, on your device.
1 · Add a listing
There are four ways to get a home into KotioAI. Pick whichever is easiest for you.
Snap a photo / screenshot
- On the listing page, take a screenshot (take a few for long listings).
- In KotioAI, open Add new and tap “Snap a photo of the listing”.
- Upload the screenshots — KotioAI reads the price, size, fees, year and details for you.

One-click bookmarklet
- Show your browser’s bookmarks bar if it’s hidden: press Ctrl+Shift+B (Windows/Linux) or ⌘+Shift+B (Mac).
- Drag the “KotioAI: Drag to bookmarks” button below up to your bookmarks bar — just once.
- Open any listing in your browser and click the bookmark — KotioAI opens with the home pre-filled.
If a listing still gets cut off, re-drag the button — your browser saved an older copy.
Upload a PDF
- Save the listing page as a PDF (desktop: Ctrl/Cmd+P → Save as PDF; mobile: Share → Print → Save).
- Drop the PDF on the Add new PDF card (or tap to choose it).

Type it in by hand
- Fill the form fields (URL, title, price, size, rooms, address, description).
- Optionally add hoitovastike, rahoitusvastike, lainaosuus, building year, etc.

2 · Read the score & recommendations
Each home gets a 0–100 score and a recommendation on whether it's worth going to see.
Recommendation cards are compact — score, price, €/m² and a price-vs-similar badge. Tap a card (or Details) to open the full panel: the metrics, why this score, the AI buyer-agent view, true cost of ownership, the negotiation guide, red flags, the document checklist, and visit questions. Save, compare or dismiss from the card or the panel.

3 · Ask KotioAI
Have a conversation about a specific home.
Open a home's details and use Ask KotioAI — ask whether the price is fair, what to check before visiting, what the red flags mean, or which documents to request. Answers are grounded in that listing's facts, the Finnish housing rules, and your profile.

4 · Check the paperwork
The documents make or break a Finnish apartment purchase.
In Documents, upload the isännöitsijäntodistus, the PTS (5-year maintenance plan), the financial statement, or AGM minutes. KotioAI flags upcoming renovations, the real debt and charge position, looming fee increases, and risks — with a summary and questions to ask.

5 · Your profile & defaults
Set these occasionally — they tune every score.
Use Edit profile (on the dashboard) for your budget, rooms, areas and the things you value. Use the gear → Default settings for your budget ceiling, currency and financing assumptions (down payment, loan period, fixed/Euribor) used by the true-cost estimate.

Your data & privacy
KotioAI never scrapes or connects to listing portals — everything reaches it through you (typing, a PDF, a screenshot, or the bookmarklet running in your own browser). Your homes and ratings are private to your account.
