KotioAI is an AI-assisted tool that analyses property information you provide — listings, documents, and your preferences — to help you decide which homes are worth your time. It does not contact listing portals on your behalf.

KotioAI's outputs — scores, summaries, document analyses, cost estimates and buyer-agent reviews — are informational, AI-generated, and may be incomplete or wrong. They are NOT legal, financial, tax, structural, or investment advice.

Always verify important facts independently and consult a qualified professional before making a purchase decision, signing any document, or relying on a figure. You are solely responsible for your decisions.

Provide accurate information, and only upload documents you have the right to use. Do not misuse the service: no scraping, reverse engineering, attempts to overload it, or use that breaks the law or others' rights.

Keep your login credentials secure; you are responsible for activity under your account. Guest sessions are temporary and may be cleared at any time.

KotioAI and its software are owned by us. You keep ownership of the content you add, and you grant us the limited licence needed to process it in order to provide the service to you.

The service is provided “as is” and “as available”, without warranties. We may change, suspend, or discontinue features.

To the maximum extent permitted by law, KotioAI is not liable for any decision you make based on its outputs, nor for indirect or consequential damages arising from use of the service.

You may stop using the service and delete your account at any time. We may suspend or terminate access for misuse or breach of these terms.

These terms are governed by the laws of Finland, and disputes are subject to the competent Finnish courts, unless mandatory consumer law provides otherwise.
